Situated in the vibrant heart of downtown Bethesda, Sophia Bethesda transforms an underused mid-block site into a sculptural, Art Deco-inspired mixed-use residential tower that enhances the neighborhood’s walkable, transit-oriented fabric. Rising 22 stories, the 230-foot mixed-use building replaces a cluster of low-rise commercial structures with 276 residential units, ground-floor retail, and four levels of below-grade parking. Despite its compact footprint and lack of alley access, the design enriches the public realm through a generous mid-block pedestrian paseo linking Fairmont and St. Elmo Avenues, creating an inviting passage that activates the block and contributes to Bethesda’s growing urban fabric.

Developed collaboratively, the design balances modern livability with craftsmanship and context. A vertical precast fin and granite base define the tower’s character, while curved balconies, projecting bays, and finely detailed materials create depth and lightness. With amenities such as a rooftop pool, fitness center, and light-filled communal spaces, Sophia Bethesda exemplifies how high-rise living can feel both iconic and inviting, balancing architectural expression with urban responsibility

Maurice Walters Architect Inc. took this project through design, the Montgomery County 4.1 site plan approval process, construction documents, and construction phase services. Construction began in Fall 2021 and was completed end of 2024. Sophia Bethesda is an NGBS Gold Building and was recently honored with the Design Excellence Award for Exceptional Housing from Montgommery Planning.
